Rehabbing A Distressed Property: How To Stage The Kitchen
One of the fastest growing trends in the real estate investing business nowadays is to earn money by purchasing a distressed property, fixing it up, and then selling it to a retail buyer. With the growing number of foreclosures and undervalued homes in recent years, rehabbing distressed properties is indeed a good way to make money in real estate. You don't have to waste time looking for affordable houses to fix and flip since you can find one of them within a mile radius of your own home. In addition, you don't have to dig deeper into your pockets just to buy them since most distressed homes are being sold at very low prices.
If you want to earn bigger profits or ensure the sale of the distressed property that you have just rehabbed, one of the things that you should do is to stage the kitchen. Many real estate investors agree that kitchen sells homes. Believe it or not, this particular part of the house is very important as it is one of the factors considered by most homebuyers when purchasing a residential property.
Therefore, if you want to quickly find a new owner for the renovated distressed property, you should stage the kitchen. Here's how you can do it:
- Make the kitchen look spacious. Don't be afraid to tear down obstructing walls or remove counters to get your desired results. You should also remove clutter and other fixture that will make the kitchen looked dark and cramped.
- Let natural light comes in. Brighten up the kitchen by observing good placement of furniture and fixture. Don't block the windows with cabinets or the refrigerator.
- To accentuate the natural light streaming from the windows, install kitchen cabinets and countertops with a white finish. The color white reflects light in the kitchen. In addition, it makes the kitchen look sparkling clean.
- Instead of putting blinds on the window, place curtains to give the kitchen a homey feel. Decorating the room with fruit bowls, matching hand towels, live plants, and small lamps can also earn you a plus point from a potential homebuyer.
- Choose the right paintjob. According to expert rehabbers, painting the kitchen green or yellow make the room more "appetizing. Tan and light brown, on the other hand, give the room a "spa-like" atmosphere and make it look warm and comfy. Just don't experiment with the paintjob to avoid a clash of opinion with the buyer.

In my oppinion royal trucks aren't too great, FKD's are decent but they rust very easily and the metal shields can pop off.
I have never used or sold gold wheels and the same with flip decks so I'm not much help there. Seems like a good setup though. I'm assuming this for street use.
I personally like Bones wheels and bearings, Independent trucks, and for decks I usually skate one of my blank decks.
